Tile installation in North York.
North York is condos and houses in equal measure, and the condo half is a scheduling job as much as a tiling job — the service lift, the building’s hours and the rules on waterproofing decide the plan before a single tile is cut.

What we find in North York
The floor under yours decides the job.
Tile is the last hour of the work. What sits underneath it is what the quote is really about, and it is different from one part of the city to the next.
- 01
Concrete slabs between units, and a neighbour underneath
In a tower there is somebody living below the floor being worked on. That is what makes waterproofing non-negotiable, and it is why the pressure test on a shower pan is worth doing properly — a leak here does not damage one bathroom, it damages two apartments.
- 02
Buildings that ask for the build-up in writing
Many condo boards want to see what goes under the tile before they approve the work — membrane, sound-control underlay, floor build-up height. Naming the actual products means that paperwork is answerable instead of being a two-week delay.
- 03
Acoustic underlay, because the rules usually require it
Most towers set a minimum impact-sound rating for hard flooring. Where that applies, an acoustic membrane goes into the build-up, which also raises the finished floor — so thresholds and door clearances are worked out on paper before the floor goes down.
- 04
Doors and thresholds decided before the floor rises
Membrane plus mortar plus tile adds real height. In a condo where the door swings over the floor and the entry threshold is fixed, that height is calculated first — trimming a door afterwards is a fix, planning for it is not.
Working in North York
The practical side, sorted before day one.
Most delays on a renovation have nothing to do with the trade. They are parking, lifts and bin drops, and all three can be arranged a week ahead.
-
Service elevator booked, with the window respected
Loading is booked with the building and the material is moved inside that window. Missing it is not a lost hour, it is a lost day.
-
Certificates and building forms handled up front
Whatever the building asks for before work can start is sorted before the first day, not at the loading dock on the morning of it.
-
Debris out through the route the building allows
Tear-out leaves by the route and at the hours the building specifies, in bags that can be carried through a corridor instead of dragged along it.

Questions
What people in North York ask first.
Have you worked in condo buildings before?
Yes — condo work is a regular part of the schedule. The difference from a house is administrative more than technical: elevator booking, working hours, the building’s requirements for the floor build-up, and a route for the debris. Those get arranged before the start date, not on it.
My building requires acoustic underlay. Can you do that?
Yes, and where the building sets a rating the membrane is chosen to meet it and named in the quote. It also adds height to the finished floor, so door clearances and thresholds get checked at quote stage, before anybody is trimming a door.
How do you avoid a leak into the unit below?
The wet area is waterproofed as a continuous system — membrane bonded to the drain flange, corners and seams banded, no gaps at the change of plane. On a shower the pan is flood-tested before tile goes on top, because that is the only moment a mistake can be found cheaply.

Newer builds and townhouses. Plywood subfloors, so the question is uncoupling membrane and deflection, not levelling.
